Building Scorecard

 

As a continued effort to better understand how different base-building conditions impact profitability, WeWork had formed a new cross-functional team, Technical Site Selection Team or TSS. This team was focused on due-diligence during the early phases of deal discovery and assess project feasibility. However, the team was still struggling to communicate the impact of the survey findings without having an understanding of associated hard costs.

The challange

Design a building scorecard to better communicates finical impacts of the survey findings.

 
 
 

Having worked on other internal tools for Real Estate and Development I was asked to help create a building scorecard system and imagine how this scorecard could be better utilized from the field as a mobile app.

I led the initial research and partnered with an architect to design the user experience. We worked with an engineer and a data scientist to help develop the scorecard function. We designed a prototype which was then handed off to the REDTech team for further development.

Solution

The Building Scorecard App

Team members can access and manage their projects easily from the office or the field. The Building Scorecard App syncs with DealTrack to support cross-functional teams and allows project managers to track active projects, complete necessary tasks, and compile deliverables all in one place.

Assign and Track Tasks

To maintain transparency, we’ve included mandatory project checkpoints to ensure that every building is scored using consistent parameters. Each task experience was considered individually, and design with the specific users’ needs in mind

Assess Building Health

The scorecard allows users to assess building health at a glance. With minimal copy, clear visuals, and a consistent color system, teams can easily identify issues and quickly trace them back to the source. Users can also view a more detailed issue report for further explanation of found issues.

We needed to understand their workflow on an individual basis, and account for all deliverables that contributed to determining deal health. Our team also wanted to understand how the current scoring elements in the code dashboard and site survey tools were being utilized. We started by interviewed 4 members of the TSS team- 2 Deal Managers, and 2 Project Managers, and identified 3 primary functions they wanted the scorecard to perform.

Deeper Insights

 

Scores based on hard Costs

Action: To produce a building score we would need to translate qualitative information from the test fit and site survey findings into quantifiable data, that could be weighed against deal metrics.

 

Sync with DealTrack

Action: Currently, the team was trying to consolidate touchpoints to one cental deal management platform (DealTrack) To align with this effort our scorecard app would need to work alongside or somehow sync with Deal Track.

Scorecard Logic

 
 
 

Creating a scorecard based on associated costs was going to be more complex than we thought. Construction costs varied vastly across markets, and even within the same market, there were too many contingencies to consider. To solve this issue we partnered with a data scientist and an engineer to develop the framework for the scoring system- pulling information from fieldlens, airtable, and stargate.

The Outcome

Handoff & Next Steps

 

Our team completed a prototype for handoff to the REDTech (Real Estate & Design) team for further development. Unfortunately, the status of our tool remains unknown, as it was intended for internal use only. Despite not being able to see this project to completion, I still considered it worth sharing. Working on this project was an extremely important part of my journey from architect to the product designer. The experience as a whole helped me recognize the strength in my ability to understand people and my passion for creating human-centered designs that can apply to more than just one field. This project not only inspired a career transformation but a personal one as well.
